Title: Senior Accountant Property

Supervisor: Controller Department: Accounting

FLSA Status: Salary Exempt

Summary/Objective

The Senior Accountant involves managing the financial records and transactions related to property ownership, management, and leasing. This role ensures accurate financial reporting and compliance with regulations while supporting property managers and stakeholders.

Essential Functions

  • Maintain accurate and up-to-date financial records for multiple properties.
  • Prepare financial statements, including income statements, balance sheets, and cash flow statements.
  • Monitor accounts payable and accounts receivable related to property operations.
  • Assist in preparing annual budgets and forecasts for properties.
  • Analyze variances between actuals and budgets, providing insights to property managers.
  • Track and report on the financial performance of properties.
  • Manage lease administration, ensuring all financial terms are accurately recorded.
  • Bill tenants for rent, common area maintenance (CAM), utilities, and other charges.
  • Reconcile tenant accounts, addressing discrepancies promptly.
  • Ensure compliance with local, state, and federal regulations, including tax laws.
  • Prepare and file property-related taxes, such as property taxes or sales taxes.
  • Generate periodic and ad-hoc financial reports for stakeholders.
  • Reconcile bank statements for property accounts.
  • Manage cash flows, ensuring sufficient liquidity for property operations.
  • Process security deposits and refunds as needed.
  • Work closely with property managers to address financial questions and concerns.
  • Communicate financial performance and issues to property owners or investors.
  • Use property management and accounting software to streamline operations.
  • Identify and implement process improvements to enhance efficiency.
  • Maintain organized records and documentation for audit and reference purposes.
  • Track and allocate expenses, such as maintenance costs or capital improvements.
  • Support acquisitions or dispositions of properties by providing financial data.
  • Stay updated on industry trends and best practices in property accounting.
  • Foster a culture of continuous improvement and professional development within the team.


Knowledge, Skills, and Abilities:

  • Strong understanding of real estate accounting principles and practices.
  • Proficiency in accounting software, such as Yardi, MRI, or QuickBooks.
  • Attention to detail and high-level organizational skills.
  • Strong analytical and problem-solving abilities.
  • Excellent communication and interpersonal skills for teamwork and reporting.
Education and Experience Requirements:
  • Bachelor’s degree in Accounting or Business Administration required.
  • Two years or more of related experience required.
  • Certified Public Accountant designation preferred but not a requirement.

Work Environment

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.

Position Type/Expected Hours of Work

This is a full-time, salary exempt position. Hours of Operation are Monday through Friday, 8:30 a.m. to 5:30p.m.

Note: This position is classified exempt from overtime compensation and as per US Department of Labor. The standard work schedule is 40 hours per week. However, as an exempt employee, you are expected to work beyond regular hours as and when necessary to get the job done.
