SUMMARY

The Storage Facility Manager is responsible for the direct oversight, upkeep, and maintenance of the facility grounds, buildings, hardware, and sales inventory. The candidate is responsible for managing storage facilities and maintaining an efficient, safe and secure environment. The Manager will be responsible for ensuring that all storage facilities are maintained in compliance with company policies and customer needs.

The candidate will be responsible for Hwy 35 Storage (Royse City), Better Value Storage (Greenville), and Go Mini's Portable Storage (Greenville).

Responsibilities

• The Storage Facility Manager will be self-motivated, pay close attention to detail and have a strong work ethic.
• Work with leadership to develop, implement, and execute marketing plans, show, rent, and clean self-storage units and portable Go Mini Containers.
• Lead in-bound and out-bound sales efforts and achieve sales goals.
• Continuously build relationships within the community to foster sales efforts.
• Ensure leasing paperwork is completed and log payment details.
• Maintain properties and grounds.
• Coordinate and negotiate with vendors for repairs, maintenance, and facility upkeep.
• Provide outstanding customer service including assessing and resolving customer problems.
• Professionally handle leads and existing customers via phone, text, email, and walk-ins.
• Keep the facility rented at optimum levels by effectively utilizing advertising and customer relation skills.
• Control delinquencies through phone, text, emails, and letters.
• Ability to operate within all local and state laws/codes regarding evictions and auctions.
• Ability to cover for the portable storage driver as needed.

Qualifications

• Prior management experience required (drivers and office staff report to this position).
• Prior storage facility experience preferred.
• 3+ years of customer service experience.
• Strong communication and organizational skills.
• Knowledge of local and state HR laws.
• Ability to drive a box truck and work a winch.
• Valid driver’s license with no restrictions.
• Must be computer literate.
• Must have experience with MS Office Suite.
• Ability to learn and adapt to various web-based software products.
• Background check, drug screen, and MVR required.
• Ability to lift 50 pounds without injury to person or property.
• Must be willing to work in inclement weather.

Compensation & Benefits:

$45K annually/salaried exempt
